If you just became an agent, I suggest getting a few traditional deals under your belt so you know what you are doing and how things work. Don't worry about financing for your clients unless it's obvious they won't get it. It's not worth stressing over that stuff.

We have some properties that are (1) absentee owned (2) high equity and (3) in a desirable area (Dallas). So we should be getting dozens of postcards and yellow letters from investors, right? In reality, we don't get that many. This is just 1 market, I know some other areas have higher competition, but this is a hot market for REI.

You are right, the vast majority of those leads are crap. You might even have floor time at your brokerage, where you are the one that handles the e mails and phone calls that come in to the office during that time. You can sit there for hours and get nothing.

You need to budget some advertising cost. Yes it feels terrible spending hundreds or thousands of dollars on advertising but if you can get one deal, that will usually cover it. Don't just advertise recklessly. Do your research, target your sector, and attack and be persistent. Many people don't see results for year+.

Also, is there some kind of script or phrase used today to light a fire under buyers butts to help them speed up the process from just browsing to let's buy yesterday?

Real estate involves luck but it involves putting a lot of time, money, and effort into it first usually before you get anything out of it. Most agents and investors drop like flies within a few years (agents less than 1 year) so do research, put in some work and go go go. I did a lot of research on direct mailers in the past when I started a marketing company and although it is still used today, I feel there is something more that I can do to get better results. hah!

I don't mind door knocking (as I Nike Roshes Women Galaxy have done that in the past) or cold calling, I just want to think outside the box to attract clients to me and thought maybe someone did something that worked for them that would like to share. thanks for the input! I'm burning through my savings account now and am trying to put together something to send out to my neighborhood. I will take a look into Zillow again but my issue with it is how is someone going to choose someone with no rating on zillow versus someone in the area who has 10+. My 2 cents. I know you have to start somewhere but that's my worry with Zillow.

Age has nothing to do with it. I'm 29 and as long as you know what you are talking about and can produce results, it doesn't matter if you are 21 or 61. I feel you are as confident as the words that come out of your mouth. Many of the homes we buy are actually MLS homes so you don't really need to do wholesaling or probating or direct mail if you have some funds. If you don't have funds, network, advertise what you can, and do probates and other possible deals.
